When a Realtor gets that look of AHA then I know I have done my job.

I try and use 80% of the technology i have before buying more. And i try to teach and convey this to other Realtors. Use what you got!

 That’s a hard one. But Del Frisco’s ranks pretty high on my list.

Avatar – Graphics unbelievable – Story line was ok.

Tell us about your biggest Real Estate Horror Story.

One evening I was teaching a class and a student fell asleep, snoring so loud we could not continue. It was a little embarrassing for everyone.

What sets you apart?

Helping clients achieve a win-win outcome in the transaction accomplished through successful negotiation, counseling and ensuring all clients have “informed” decision making capabilities.

What’s your favorite restaurant?

My son is a waiter at a little Mexican place in Littleton. I enjoy watching him interact with customers, plus the free drinks are good as well.

What’s your area of expertise?

What has been your favorite experience dealing with Real Estate?

Getting paid (ha ha)! In 34 years there have been so many that I cannot choose. I really enjoy the camaraderie of working with and helping other brokers. The vast majority of transactions have been great experiences, and I have learned something from most of them. One of the things I like about the biz is that there is always something new to learn.

Tell us about your biggest Real Estate Horror Story.

Which one! Probably would be the 8 years of litigation that started with a simple violation of covenants based on architectural review committee action. We won three trials, but it was a huge waste of life and money (as much litigation is). Probably one of the reasons I try to help other brokers by teaching risk management.

What sets you apart?

The pedestal that others place me on, of course (or maybe it is just that they prefer that I am apart from them). For whatever reason, a lot of brokers treat me as a resource for help, which is nice, but something I take seriously and am careful about, as I worry about others relying on me too much. Also, being a general contractor.

What’s your favorite restaurant?

In our area, it would be the Elephant Bar–it has the best creme brulee ever! Otherwise, it would be some place in New Orleans where I could order the American Heart Association special with creme sauce and butter all over it.

What’s the last movie you went out to see?

Avatar (or as my son calls it, bioluminescent Pocohontas) and 2012 (possibly a larger disaster than our government). Both are best on the big screen.

What music is in your ipod right now?

Everything from rock to jazz to blues to alternative/indy to western to country to classical. Very eclectic. Right now it is Phish playing jam band tunes.

I love running the numbers on investment property to see what the greatest potential profit for a particular property may be. I truly believe in “Highest and Best Use”. That is where the profits are for an investor.

Tell us about your biggest Real Estate “Horror Story.

Death of a tenant in the unit. It was probably the hardest experience due to the amount of pain involved and sensitivity required with all parties involved.

What sets you apart?

Most Realtors can value a property, many understand what a nice property needs to look like, and some know what the rental value may be for a particular property, but very few know what is required to take a real ugly property invest the proper amount money into it in order to maximize the profits and income for the investor. I have that unique experience.

The Flagstaff House in Boulder CO.

What has been your favorite experience dealing with Real Estate?
Helping lenders, borrowers, and other stakeholders work through multi-million dollar loan default situations to make the best of tough situations. It is much harder to put deals together when the stakeholders are at each other’s throats, but the challenge makes success more satisfying.

Tell us about your biggest Real Estate “Horror Story.
I had a client who sold an apartment complex and defrauded the buyer by exaggerating the rental income and understating the rental expenses. The cratering of the transaction was a domino causing several other dominos to fall for both the seller and the buyer. Different chapters of the litigation unfolded over several years.

What sets you apart?
That is a question for other people to answer.

What’s your favorite restaurant?
Dicicco’s located in Old Town Arvada. Fantastic baked pasta dishes.

My Dad has been a Realtor in Denver since the early 70′s so I grew up around the business and have had the privilege of getting to know many quality Realtors. I also enjoy the feeling of when a buyer signs the last closing document and smiles at me knowing they just bought a home.

Tell us about your biggest Real Estate “Horror Story”.

HMMM. Where to begin… I am kidding to an extent. Every deal is tough these days with the underwriting guidelines becoming more and more stringent.

What sets you apart?

Even though I do 2nd or 3rd time buyer conventional loans, I tend to specialize in first time buyer loans, including FHA, CHFA, and other such programs. One thing that apparently sets me apart is that I have been told that I have the ability to break down supposedly difficult loan and financial concepts into easy to understand language so that the buyer gets it. Communication is only as good as the understanding of the person you’re talking to.

What’s your favorite restaurant?

Rodneys in Tamarac Square, Pearl Street Grill, PF Changs

What’s the last movie you went out to see?

My wife and I see very few movies in a theater. I think the las movie I saw was The Lion, The Witch, And The Wardrobe with my daughters.

What music is in your ipod right now?

Wide Variety, Dave Mathews, U2, Grateful Dead, Chicago, Caidmon’s Call, Handels Messiah, The Police, The Who. and many more.

The emotional reward of helping people through the most difficult time of their life…losing their home

Tell us about your biggest Real Estate “Horror Story. A closing where the couple was divorcing. The husband sent his girlfriend
as his Power of Attorney. A fight broke out between the wife and girlfriend at the closing table. The other was a husband that killed his wife. That was the day I learned if you kill your Joint Tenant, it voids the Joint Tenancy clause in your title vesting. The
mother was Power of Attorney for her son in jail. At the closing the deceased wife’s family were signing for her estate and the mother of the murdering son were in attendance. Very sad and hard closing.

What sets you apart?

I am extremely detail minded, efficient and care tremendously about the realtors and sellers I process
files for. I never let an email go unattended for more than 1 hour (less actually, but don’t ever want to disappoint). I have written the procedure manual for NATC’s escrow dept, which tells you I have great knowledge in this industry and I love to laugh/great sense of humor! You need that in this business!!

What’s your favorite restaurant?

ANYTHING MEXICAN …LaLomas on Speer and I-25 is very good and Casa Vallarta at Quincy
and Parker has GREAT and cheap margaritas

What’s the last movie you went out to see?

Chipmunks Squeakwal with my 9 yr old niece

I don’t have an ipod. Too busy working to care I suppose.
